So, my partner & I develop properties, and there is a distinct possibility that we'll knock down a tired old building & put in a new mixed-use building.  If we do, we would already have a tenants for the downstairs commercial space (the owner of the tired building to be removed), and we figure we'll put in two more floors above for condos and/or offices.  So, in lieu of payment, I figure I'll just keep one of the upstairs unit.

So, I'm thinking about designing it as a studio. 

What would you want to see in your dream studio?  I'm not thinking about anything too grandiose -- it'll be used for portraiture & fine art (nude) photography.

Here are some of my ideas:

   >>>  Double high space (16-20 feet tall) with a medium large (25' sq)
          shooting area.
   >>>  Boom arms for holding lights.
   >>>  North facing windows with an east & a south wall for shooting
           against.
   >>>  Tons of windows (north wall, skylights), but each can be blacked
          out so that the studio can be made dark at any time of the day.

I have some other ideas, which I'll contribute once this thread gets rolling.

A raised floor with drainage. Overhead rail system for lights. Overhead plumbing. Overhead power outlets. A freight elevator.
